Virtual staging vs virtual remodeling

In today’s competitive real estate market, virtual staging and virtual remodeling have become essential tools for showcasing properties at their absolute best. But which one truly adds more value to your listings? The answer depends on the unique needs of each property. Understanding this and using each service strategically can make all the difference in how quickly and profitably a home sells. We’ll help you decide which strategy wins for your next real estate listing: virtual staging vs virtual remodeling.

Virtual Staging vs Virtual Remodeling

Virtual staging shines at transforming vacant spaces or homes that need a more polished, cohesive look to capture buyers’ imaginations. On the other hand, virtual remodeling is ideal for properties that are unfinished, outdated, or require a more dramatic transformation than staging can achieve. Choosing the right approach hinges on the property’s condition and your marketing goals.

To help you decide, we’ll explore real examples from our past work, showing how virtual staging and virtual remodeling elevate different types of properties, and how each can maximize your listing’s appeal and value.

Living Room

We’ll start with a more subtle difference in virtual staging vs virtual remodeling in our living room example. You’ll notice that in both examples, the properties are completely finished and even furnished.

Virtual Staging

The original staging in this home makes for an awkward layout and leaves too much empty, unused space. The structure and finishings are nice and modern, so it just needs a new look. Virtually removing the existing furniture and adding new virtual staging makes much better use of the space and brightens things up.

*Furniture removal is a separate service from virtual staging.

Virtual Remodeling

The original here is a nice enough living room that could do with some updated virtual staging. We just need to virtually remove the existing furniture first. However, virtual remodeling takes it to another level by updating the fireplace, flooring, lighting, and crown molding, and swapping the windows for a set of French doors.

*Furniture removal is included with our virtual remodeling services.

Bedroom

Here, we have a slightly more dramatic difference between a finished but vacant bedroom and an almost complete, work-in-progress.

Virtual Staging

This is a classic example of virtual staging at its best; transforming a vacant bedroom into a serene primary suite. It allows potential buyers to more easily envision themselves living and relaxing here. A staged room, virtual or otherwise, gives context to the empty space and its dimensions.

Virtual Remodeling

While you could use virtual staging here, it wouldn’t look nearly as polished or nice as the example we just saw above. Not every buyer is a design expert who can see the potential value in an unfinished property. Virtual remodeling is the perfect solution to show them what it will look like once complete.

Kitchen

For our next example of virtual staging vs virtual remodeling, we have two fully intact kitchens. One is modern but vacant, while the other is a decent size and layout but outdated. Both strategies will make these kitchens more appealing to buyers in different ways.

Virtual Staging

This is a beautiful kitchen, vacant or otherwise. However, the virtual staging makes it clear just how big it is, with four chairs at the large island and a wide refrigerator. Staging also highlights that the adjacent room at the back is a mud room rather than a pantry, which likely extends to the back door behind the kitchen.

Virtual Remodeling

The bones of this kitchen are great; it’s a good size and has a decent layout. The dated finishes are likely to turn off buyers or put this property in a lower price range, though. Virtual remodeling gives it a complete makeover with a modern look and optimized layout. Now, it looks more in line with a higher-priced home.

Attic/Loft

Attics and small lofts are some of the most awkward spaces in a home, and many buyers don’t know what to do with them. Oftentimes, they are poorly utilized, if at all. Let’s see how virtual staging and virtual remodeling can fix that.

Virtual Staging

The virtual staging in this example shows how a loft space like this can be used cleverly. Instead of a “throwaway” space for storage or random items, it can be a cozy reading nook. There’s even still room left for a desk or TV, making it a spare work or entertainment space.

Virtual Remodeling

Most people use their attics, especially unfinished ones like this, for storage. While that’s a logical use, it also has the potential to help expand the home’s livable square footage. Virtual remodeling shows how to turn this once-awkward space into a spare bedroom with plenty of leftover space for storage.

Patio

Finally, we’ll look at two outdoor/patio spaces to judge when to use virtual staging vs virtual remodeling. One backyard is large enough for an extensive remodel, while the other would benefit more from light staging.

Virtual Staging

This is already a nice-sized backyard with a concrete patio slab. It’s just missing those homey touches that virtual staging can add with patio furniture and some plants. Now, it shows potential buyers what a relaxing afternoon in their future backyard can look like. This is key to connecting with their emotional motivators.

Virtual Remodeling

What makes a beautiful rural home retreat even better? A beautiful pool retreat right in the backyard! This virtual remodel takes the existing space and adds a large pool, complete with sun loungers and umbrellas. A project like this can significantly increase the home’s value, making it more appealing to buyers even though it doesn’t currently exist.

*Virtual twilight was also used here, which is a separate service from virtual remodeling.
